About the Deal Database

Real Estate Alert’s Deal Database tracks sales of U.S. property transactions valued at $25 million or more. It includes both single-property deals and portfolio sales, and encompasses all commercial-property types. The Database is used by the newsletter to measure transaction volume and create rankings of market participants.

The database includes:

  • Property transactions in any of the 50 states.
  • Transactions involving ownership stakes of 50% and more.
  • Transactions of $25 million or more.
  • Single-property sales.
  • Portfolio transactions (properties in different locations sold by one seller to one buyer on one date at one price).

 

The database excludes:

  • Non-U.S. property transactions.
  • Transactions involving less than 50% ownership.
  • Transactions of less than $25 million.
  • Mergers and acquisitions (involving the sale of a company's operations).
  • Sales of uncompleted developments.
  • Mortgage sales, unless a buyer gains control of an underlying property by paying more than the value of the existing debt.
  • Transactions for which the property name, location or price is unknown.
  • Transactions prior to 2001.
  • Acquisitions of properties that are ancillary to the operation of a business (casinos, golf courses, hospitals, assisted-living facilities, etc.).
